An ALTA survey is one that has been prepared to the minimum standards of the American Land Title Association or the National Society of Professional Surveyors (NSPS). This boundary survey shows the location of easements, rights of way, improvements, and any other particular that would affect the ownership of land. These surveys can be prepared for residential or commercial use, but are most often used for commercial properties because they provide the title company with the information necessary to properly insure the title.
A title commitment from the title company is required before we can complete an ALTA survey. This commitment will provide us with the legal description of the property as well as for exceptions (encumbrances) that are currently on the property. The survey itself will uncover the area of ownership, improvements, and encumbrances. If there are any encroachments, the survey will also uncover this information and it will be documented.
The certification portion of the Survey will include the names of the buy, seller, and lender. We work closely with the title company to ensure that matters of ownership of the property are clearly stated and accurate.
